The paper work involved
The Owner has all licenses necessary to operate the Dutungan Island as a resort, such as SIUP, SITU, TDP and NPWP.
The existing facilities are :
- 5 family bungalows with bathrooms
- 4 single bungalows
- 2 separate bathrooms
- 1 manager house
- 1 restaurant, including kitchen and toilet
- 2 staff rooms
- 1 generator building
- 2 septic tanks
- 1 Boat
What is so special about the island?
• Dutungan Island is of volcanic origin, this island oval shaped area is about 9 hectares, so it takes only a short stroll to see its complete coastline. The coral reef surrounds Dutungan so that in the sea are living innumerable varieties of colored reef fishes. Beautiful coral reefs are easily accessible from the shore of Dutungan. Around Dutungan are reefs with step drop-offs and caves, excellent for diving. The Dutungan Island Resort offers good snorkeling and diving sites. The sea is sheltered and completely free from waves so to facilitate the practice of water sports. Fresh water is available in the island. The tropical forest is inhabited by many species of birds and reptiles. Years ago, during the Japanese occupation, Japanese soldiers had made a shelter in the rocky part of the island, and it still maintained until now.
• In this island high and low tide happens every 24 hours only; the difference is about 1.50 meters.
• “Dry season” starts in March/May until November, the rest is “Rainy season” with strong winds, rain and high waves, but without danger of damaging the island. The average temperature throughout the year is 20° - 35° C
• Dutungan Island is located in Malusetassi, Barru province, South Sulawesi. It is 130 kilometers or 2,5 hours by car to the north from Makassar, the capital of South Sulawesi, and 100 Kilometers to the north from Hasanuddin Airport. The island is 10 minutes away off the cost of Barru Provence, it can be reached using the boat.
Extending the facilities on island:
For the future, we have an idea to extend the resort including renovation of the existing bungalows has to be done. But we are also open for any suggestion or any idea to improve the quality of the island. We think the areas are suitable for building bungalows on stilts over the water connected by bridge :
- The water depth is from zero (low tide) to 1.50 (high tide)
- The area is protected from high waves
- The underground is perfect through compacted coral sediments
- Equipment for water sports. i.e. diving equipments, jet ski, banana boat, etc.
- Glass bottom boat
- Sailing Area
- Sundeck Area
- Forest trekking
The extending area above would allow for at least 10 bungalows. A rough estimate – depending on the choice and style of the facilities of the bungalows, other facilities and renovation of the existing bungalows – amounts to about US$ 1 million,- The total investment could be phased over several stages based on demand.

Why all this?
In 2002 we started on the island. Although we planned the resort as a profit center, it became more and more a hobby and so it is till today. We do spend money for promotion, such as brochures, and also mouth-to-mouth promotion functions quite well. And until now, the main income to the island only from local guests. That’s why, we are looking for a new management, a new networks and a new marketing strategy so in the future the island can provide services world wide.
Extending the facilities on island – as described above – is necessary, but that requires money, which cannot be achieved from the income from the island alone. This means, we have to look for other investors to be our Business Partner or Investor who is willing to lease the island, which for sure shall outnumber our investment up to today.
No guessing needed what to do! Therefore we are looking for serious people who are willing and able to manage the island professionally as our Business Partner or Investor who willing to lease the island.It should be understandable that our website is not the place to talk about money, In case of interest, let us know and together we handle it.
